In Germany, standard land values are determined and published at least every two years by the valuation committees for property values, based on actual purchase prices recorded in the transaction database. They serve as a reference for purchase price negotiations, inheritance and gift tax assessments, the property tax reform, and urban land-use planning. They are presented in land value maps that are freely accessible online in many federal states. The value refers to a fictitious undeveloped plot with defined locational and usage characteristics. Individual property features such as shape, development status, or building potential may deviate from this reference value and must be considered separately in a specific valuation.
